Report: Dallas Leads U.S. Hotel Construction Pipeline, Atlanta Ranks Second

PORTSMOUTH, N.H. — Dallas had the largest hotel construction pipeline in the United States at the end of the second quarter, with 183 projects totaling 22,840 rooms, according to Lodging Econometrics’ Q2 2026 United States Construction Pipeline Trend Report.
Atlanta followed with 157 projects and 17,423 rooms, while Nashville had 122 projects and 16,281 rooms. Austin reported 116 projects and 13,875 rooms, and Phoenix had 115 projects and 16,136 rooms.
Several markets reached record-high pipeline totals during the quarter. Indianapolis had 76 projects and 8,557 rooms, Tampa had 61 projects and 8,370 rooms, St. Louis had 59 projects and 6,373 rooms, and Oahu Island had 11 projects and 2,850 rooms.
Dallas also led the country in hotels under construction by project count, as 38 projects totaled 4,184 rooms. Phoenix followed with 31 projects and 4,621 rooms, while New York had 29 projects and 5,811 rooms. Atlanta and Indianapolis each had 22 projects under construction, representing 3,020 rooms and 2,311 rooms, respectively.
Dallas had the most projects scheduled to begin construction within the next 12 months, with 68 projects and 7,885 rooms. Atlanta followed with 61 projects and 6,761 rooms, Austin had 59 projects and 6,542 rooms, Nashville had 49 projects and 6,623 rooms, and the Inland Empire had 43 projects and 4,545 rooms.
Dallas also led the early planning stage with 77 projects and 10,771 rooms. Atlanta had 74 projects and 8,351 rooms. The Inland Empire and Orlando each had 54 projects, representing 12,587 rooms and 5,474 rooms, respectively. Nashville had 53 projects and 7,023 rooms.
New York recorded the largest number of newly announced projects during the second quarter, with 11 projects and 2,296 rooms. Tampa followed with nine projects and 902 rooms. Phoenix and Orlando each had eight newly announced projects, totaling 1,641 rooms and 1,292 rooms, respectively. Nashville had seven projects and 844 rooms.
Houston led the combined renovation and conversion pipeline with 35 projects and 4,841 rooms. The Washington, D.C.-Maryland-Virginia market followed with 33 projects and 4,669 rooms. San Antonio had 32 projects and 3,041 rooms, while Chicago and Atlanta each had 31 projects, totaling 5,732 rooms and 5,258 rooms, respectively.
Phoenix is forecast to lead new hotel openings through the end of 2026, with 26 projects and 3,615 rooms. New York is expected to open 20 projects and 3,079 rooms, Dallas 20 projects and 2,332 rooms, the Inland Empire 12 projects and 1,024 rooms, and Austin 11 projects and 1,573 rooms.
Dallas is forecast to lead openings in 2027 with 27 projects and 2,486 rooms, followed by Atlanta with 22 projects and 2,145 rooms. Phoenix is projected to open 16 projects and 1,989 rooms, Nashville 16 projects and 1,853 rooms, and Indianapolis 15 projects and 2,154 rooms.
Lodging Econometrics also released its first forecast for 2028 openings. Atlanta is projected to lead with 25 projects and 2,345 rooms, followed by Dallas with 19 projects and 2,042 rooms. St. Louis is forecast to open 14 projects and 1,438 rooms, Austin 14 projects and 1,344 rooms, and Memphis 14 projects and 1,233 rooms.
