Innvision, a leading provider of interior design and procurement services for the hospitality industry, has announced the completion of a comprehensive redesign of the Adam’s Mark Buffalo, the last remaining Adam’s Mark property in the United States. The full-service hotel, located in the heart of downtown Buffalo’s waterfront business district, selected Innvision Design to redesign the property’s 486 guestrooms and common areas as part of an extensive renovation project.
The new design plays off the Adam’s Mark’s unique harborfront location, featuring an urban nautical motif that utilizes actual canvas sails in the common areas to fill the expansive atrium and lobby areas with a dramatic combination of space and light.
“I wanted to give the Adam’s Mark a sense of place, and pride in its location,” said Holly Kappes, senior design manager for Innvision, who drew inspiration from the city’s waterfront district, as well as the geography and lifestyle of the Great Lakes region as a whole.
The first phase of the renovation transformed the guestrooms, including both visual and operational elements such as bed linens, window coverings and updated guest technology. According to Minesh Patel, project manager for the Adam’s Mark, every aspect of the guest room was touched in one way or another. “We wanted to first address the main area that guests are concerned with – the guestroom,” he said, “so we approached it by looking at the things that would make the most impact on their stay.”
In addition, Patel noted, the property renovated three floors to form an executive level. “Because of our location, we have many different markets that we cater to,” he noted. “The three new executive floors appeal to business and upscale leisure travelers, but we also have Niagara Falls tourists that are more rate conscious. By offering a variety of room types, we can better serve all our guests.”
The largest investment so far, however, has gone into the hotel’s public spaces, where the most visible changes took place. Innvision redesigned the entire front atrium, registration and lobby areas, as well as the lounge and restaurant, in order to make the common areas a focal point that is visible even before you enter the hotel itself. “When it was new, the Adam’s Mark was ‘the’ hotel in Buffalo, but newer properties have subsequently been built that offered more current design,” said Kappes. “I wanted to bring this property back to its former glory, and set it apart from other upscale properties in the area.”
Ultimately, Kappes played off the water for the design scheme. She brought in bold colors, reminiscent of nautical flags for the lounge area seating and used tall, sweeping sails too play up the open atrium in the lobby space. Glass-encased model sailboats separate the dining areas and custom lighting changes colors to reflect the overall mood of the space.
Kappes also noted that they have tried to be conscious about sustainability during the renovation, which, she noted, is more common sense than anything else. “We try to use domestic manufacturers whenever possible, in order to minimize fuel and transportation costs, which in turn reduces the overall carbon footprint of the property. It also saves time and, in most cases, money in the long run,” she explained. “In addition, simple things like carpet tiles that are easier to change out when necessary, and replacing all the incandescent lighting with LED bulbs is not only good for the environment, but for the operating budget as well.” Innvision also reused some of the original materials in the new design, including a golden oak trim that was used throughout much of the space, and simply re-stained to fit the new look and feel.
“For me, renovation is more challenging [than a new property] because you’re trying to work with what you have and dissect the good, better and best elements. You have to determine what you want to use and highlight, and then breathe new life into it. I think we were very successful in doing that on this project,” Kappes concluded.
The Adam’s Mark Buffalo also features an expansive convention center, and that, said both Kappes and Patel, is the next phase of the renovation. Now that the hotel portion has been redesigned to better accommodate today’s business traveler and convention guest, the meeting spaces will be updated to bring the design in line with the rest of the property.
