About Legacy Property Group Founded by David Marvin, Legacy Property Group was an early believer in downtown Atlanta’s resurgence. Since making his first investment downtown in 1994, Legacy has developed $250 million in downtown real estate and assembled property for an additional $500 million of planned future projects.
Legacy Property Group responds to unique market opportunities while enhancing the built environment. Fluency across multiple real estate uses, commitment to quality, and the ability to work with partners and local governments have enabled the company to define and develop innovative projects in senior housing, retail, residential, hospitality and mixed-use arenas. Development projects have ranged in size from $10 million to $100 million and often involve complex financial structures and/or public-private collaborations.
A core focus of the company is the emerging opportunity to refresh downtown Atlanta’s hospitality landscape. Legacy Property Group’s 321-room Embassy Suites was heralded as downtown Atlanta’s first hotel development in 15 years when it opened in 1999. The company’s adaptive reuse of the historic Glenn building into the 110-room Glenn Hotel brought Atlanta its first boutique hotel. Its mixed use project currently under construction next to the Georgia Aquarium includes a 242-room Hilton Garden Inn hotel, a Legal Sea Foods restaurant and downtown’s first commercial heliport. Energize its properties with marquee restaurants is a signature of Legacy Property Group’s work and to date they have recruited Ruth’s Chris Steak House, Starbuck Coffee, Peasant Bistro, STATS and Maxim Prime.
Legacy Property Group has been recognized for development excellence by the Massachusetts Institute of Technology, Urban Land Institute, Atlanta Regional Commission, Atlanta Urban Design Commission and the Georgia Trust for Historic Preservation.
